Over 90% of international home buyers do research on the internet before making their Mexico home purchase. A real estate rebate is a great way for buyers to maximize their purchasing power. When you receive a real estate rebate, you effectively pay less (thousands less) for the property than a buyer who does not receive a home buyer rebate. This program rewards people for finding their own properties listed on websites like vivareal.com, vivium.com, www.playarealtyexecutives.com, www.cancunbestbuy.com. mexicobestbuy.com to name few, and others. When you eventually find the home of your dreams or the perfect investment property, one that you want to make an offer on, give us a call. We will contact you/ meet you at the property, give you advice and representation in what can be a very complicated process and make the offer for you. This will entitle Mexico SMART Realty to half the commission that the full-priced listing agent would have kept all for themselves and we will in turn give up to 50% of our commission to you in the form of a rebate after closing. So on the typical 8% listing, you would have just bought that house for up to 2 % less than you actually paid for it, and this could be thousands of dollars. The Buying Process Made Simple
Do you find yourself searching the internet, driving around looking for homes, calling listing agents, doing the work of a real estate agent? Assuming an agent wrote up an offer after you did all the legwork, who gets paid? Typically, the agent representing a buyer gets up to 3% in commission in Cancun. At We Mexico SMART Realty®, we share that with you. Teamwork is the nuts & bolts of our program and our process is quite SIMPLE!
Step 1.
Identify your needs and your situation
Are you looking for a single family home, a condo or investment property? How many bedrooms, bath rooms and square feet? What city do you want to be in? Cancun, Puerto Morelos, Playa del Carmen. Playacar, Puerto Aventuras or Tulum. What’s your price range?
Are pre-qualified for a loan? If you need help with this we can recommend you to one of the lenders we work closely with. ( Mexico Mortgage )
Step 2.
You can search the MLS through our website, or anywhere you are comfortable on the internet, and identify properties that you are interested in viewing.
For your convinience we provide most sources to look for properties in Cancun and Riviera Maya

Step 3.
At Mexico SMART Realty® we will gladly show you property.
Let us know the MLS number of the properties that interest you or web page address you found property, and we will schedule appointments to personally show you the property.
Step 4.
Once you’ve decided on a property, We Mexico SMART Realty® will assist you in researching comparable sales information and review comparable properties on the market to determine an offering price.
We Mexico SMART Realty® writes up ( our Legal team of Mexico Real Estate Lawyers) and presents the offer and negotiates on your behalf. We assist you with home inspections and guide you through the escrow process.
After your escrow closes, we credit you with 1%. Typically, that’s 1% of purchase price to spend as you choose. ( Saving calculator ) If you prefer, in most cases we can issue you a check after close of escrow.
Step 5.
We hand you the keys to your new home.
